These terms apply when you use the BMD Real Estate Group website and client portal (together, “the Services”). By creating an account or using the Services, you agree to them. If you don’t agree, please don’t use the Services.

Your account
- You must be at least 18 and give accurate, up-to-date information.
- Keep your password private and turn on two-factor sign-in. You’re responsible for activity on your account; tell us straight away if you think someone else has used it.
- We may ask you to verify your identity before you can make an offer, invest or list a property, and may decline if we can’t.
Property information
We take care to describe homes accurately, but listing details, photos, floor areas, prices, rents and availability come partly from owners and third parties and can change. A listing is not a binding offer. Always confirm the details, and take independent legal and survey advice, before you commit to a purchase or tenancy.
Investments and dividend listings
Investing in property carries risk. The value of a property and the income it produces can go down as well as up, and you may get back less than you invest. Yields, returns and projections shown on the Services are estimates based on current rent and costs, not promises or guarantees.
- Nothing on the Services is financial, tax or legal advice. Consider getting independent advice before investing.
- An investment request is not accepted until we confirm it in writing and your payment has cleared. Stakes are subject to availability.
- Payments are made offline to the account details on your invoice. Always use the invoice number as your reference, and check payment details with us through the portal if you’re unsure. We will never ask you to pay into a different account by phone or email alone.
- Dividends depend on the property’s actual net income and are paid on the schedule shown for your holding.
Listing your property with us
When you ask us to list a property, you confirm that you own it or are authorised to let or sell it, and that the information, photos and documents you provide are accurate and yours to share. We review every request and may ask for changes, or decline it, at our discretion. Fees and commission are agreed separately in writing before a listing goes live.
Acceptable use
You agree not to:
- use the Services for anything unlawful, fraudulent or misleading;
- upload files containing malware, or content that isn’t yours to share;
- try to access accounts or data that aren’t yours, or disrupt or overload the Services;
- copy or scrape listings or other content in bulk.
We may suspend or close accounts that break these terms.
Content and intellectual property
The Services, including text, design, logos and our own photos, belong to BMD or our licensors. You may view and share listings for personal use. You keep ownership of what you upload, and give us permission to use it to provide the Services (for example, showing your listing photos to buyers).
Our responsibility to you
We provide the Services with reasonable care and skill. We aren’t responsible for losses that weren’t foreseeable, for decisions you make based on listing information without independent checks, or for interruptions outside our reasonable control. Nothing in these terms limits liability that can’t be limited by law, such as for fraud or for death or personal injury caused by negligence.
The Services may link to other websites; we aren’t responsible for their content or practices.

How we handle your personal information is explained in our Privacy policy.
Closing your account
You can ask us to close your account at any time. We may close or suspend an account if these terms are broken or if the law requires it. Some information is kept after closing, as described in our Privacy policy.
Changes and governing law
We may update these terms; the date at the top shows the latest version, and we’ll tell you about significant changes. These terms are governed by the laws of England and Wales, and the courts of England and Wales have jurisdiction, although if you live elsewhere you keep any rights your local law gives you.
